{"id":1371,"date":"2020-05-13T10:21:48","date_gmt":"2020-05-13T14:21:48","guid":{"rendered":"https:\/\/renovaction.ca\/?p=1371"},"modified":"2020-05-13T10:23:19","modified_gmt":"2020-05-13T14:23:19","slug":"what-renovations-are-considered-urgent-during-a-pandemic","status":"publish","type":"post","link":"https:\/\/renovaction.ca\/en\/what-renovations-are-considered-urgent-during-a-pandemic\/","title":{"rendered":"What renovations are considered urgent during a pandemic?"},"content":{"rendered":"\n<p>\nThe COVID-19 pandemic and related business shutdowns have raised a\nnumber of questions about home renovations and residential\nconstruction. \n<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>What renovations are considered\n\turgent during a pandemic? \n\t\n\t<\/li><li>Which construction workers are\n\tdeemed \u201cessential\u201d and are able to work during the shutdown?\n\t<\/li><li>Can I start planning a new\n\trenovation or remodelling project during the Coronavirus pandemic? \n\t\n\t<\/li><li>Will my renovation project be\n\tdelayed because of COVID-19? \n\t\n\t<\/li><li>What can we expect from our\n\tcontractor after COVID-19 ends?\n<\/li><\/ul>\n\n\n\n<p>The answers are, like so many other\nquestions during these unusual times, not clear. \n<\/p>\n\n\n\n<p>Here\u2019s a round-up of what we know\nabout the rules around residential construction in Ontario and what\nrenovations are considered urgent during the COVID-19 pandemic.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Construction Gets the\nGreen Light. Kind-of.<\/h3>\n\n\n\n<p>Does your renovation project fit the\nfollowing criteria?<\/p>\n\n\n\n<p>Here is a list of residential\nconstruction work that is permitted or not permitted in Ontario (last\nupdated on April 10, 2020). \n<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Not permitted:<\/strong> new\n\tresidential building that has not started prior to April 4, 2020.\n\t<\/li><li><strong>Permitted:<\/strong> residential\n\tconstruction projects where a footing permit has been granted for\n\tsingle\u2013family, semi-detached and townhomes; an above\u2013grade\n\tstructural permit has been granted for condominiums, mixed use and\n\tother buildings; or the project involves renovations to residential\n\tproperties and construction work was started before April 4, 2020. \n\t\n\t<\/li><li><strong>Permitted: <\/strong>construction and\n\tmaintenance activities necessary to temporarily close construction\n\tsites that have paused or are not active and to ensure ongoing\n\tpublic safety. \n\t\n\t<\/li><li><strong>Permitted: <\/strong>Essential\n\tmaintenance activities including repair and property management\n\tservices necessary to manage and maintain the safety, security,\n\tsanitation and essential operation of institutional, commercial,\n\tindustrial and residential properties and buildings. \n\t\n<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">\nThe Hurdles and Obstacles<\/h3>\n\n\n\n<p>Even if your renovation or remodelling\nproject meets all of the criteria above in order to be permitted\nduring the COVID-19 pandemic, it\u2019s important to keep in mind that\nthe number of hurdles and obstacles to cross can potentially slow\ndown or even halt the progress of your residential construction\nproject.<\/p>\n\n\n\n<p>Here are some of the challenges that\nrenovators and contractors are facing for their building projects\nduring the pandemic.<\/p>\n\n\n\n<p>The Canadian Construction Association\n(CCA) reminds us that should COVID-19 escalate in Canada, some of the\nthings construction businesses need to plan for include:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Unexpected staff absences due to a\n\tnumber of reasons (personal illness, ill family members, looking\n\tafter children while schools are closed, government authorizing\n\tquarantine or self-isolation, etc.);\n\t<\/li><li>Disruption to essential services\n\tlike information, telecommunications, financial services, energy\n\tsupply, and logistics;\n\t<\/li><li>Disruption to supply of necessary\n\tmaterials or contractors;\n\t<\/li><li>A major increase or decrease in\n\tdemand for products and services;\n\t<\/li><li>Cancellation or disruption of\n\ttravel and cross-border movement of people and goods\n<\/li><\/ul>\n\n\n\n<p>We are also aware of the following\nchallenges that we\u2019re currently facing and will continue to\nencounter as restrictions are eased once the pandemic is under\ncontrol:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Changing noise restrictions in\n\tresidential areas due to neighbours working and studying from home\n\t<\/li><li>Struggling supply companies might\n\trequire payment up front\n\t<\/li><li>Tiles and countertops are already\n\tin short supply\n\t<\/li><li>Suppliers and manufacturers will\n\tbe faced with backlogs when all construction resumes\n\t<\/li><li>Not all municipalities are issuing\n\tbuilding permits\n\t<\/li><li>City inspectors are not entering\n\tprivate residences that are occupied during the pandemic which means\n\tadditional three-way coordination between the City, the contractor,\n\tand the homeowners\n\t<\/li><li>Clients who have to self-isolate\n\tat home results in projects being pushed back\n<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">What Does COVID-19\nMean for my Renovation?<\/h3>\n\n\n\n<p>\nConsidering\nall of the criteria and challenges we\u2019ve outlined above, it\u2019s\nsafe to say that all renovation projects will move at a different\npace in the coming months.
